We’re currently recruiting for a Property Specialist, Capital Maintenance Investment Planning, a permanent position.
This is an asset lifecycle planning project management role that is responsible for creating and managing capital investment programmes to improve the maintenance provision across the estate.
The post holder will work with internal and external stakeholders to identify opportunities through investment appraisal to create and execute projects to continually improve operations & financial performance with a particular focus on the maintenance service. The individual will be expected to significantly contribute to the successful asset lifecycle strategy across the supermarket, convenience and logistics estate that clearly demonstrates benefits in return for the investment the business makes.
The role will include days in the office (typically 3 days), we would ask that all applicants reside within a reasonable distance of our head office.

About The Role
Reporting to the Senior Property Manager - Capital Planning and Costs you’ll be responsible for:
Working with the Senior Property Manager - Capital planning and Costs to create the capital replacement strategy by asset type (e.g. refrigeration, HVAC, M&E and building fabric).
Manage the process for carrying out asset condition reports through the incumbent maintenance provider / monitor completion of projects / ensuring the realisation of benefits set out in the capital investment appraisal.
Provide annual lifecycle reports to assist the business in understanding the future investment requirements over a rolling 5 year period.
Work with the maintenance data team to identify opportunities, risks and benefits utilising CAFM system, business insight data and the asset database in relation to capital planning.
Support maintenance provider with the management of reactive capital investment project issues as they arise.
Collaborates with stakeholders in Energy and Building Services to ensure that asset information is well maintained and accurate to inform the right capital strategy.
Work with the FM provider to ensure that asset information is managed and updated in the CAFM system regularly.
Ensures that BAU maintenance activity is accounted for in the asset replacement strategy, maximising efficiency and budget capability.
Collaborates with Morrisons estates and assets team to ensure that the asset management strategy is cognisant of the wider business strategy when it comes to managing the estate.
Collaborates with the internal governance property team to inform the asset management plan takes into account any commercial funded works that may impact asset replacement programmes.
Collaborates with supply base / external contractors to create innovative
projects to improve service to stores and Technicians.

About You

For this role, we’re looking for someone who has:
Qualified Project Professional with industry recognised project management qualifications are preferable. Such as; Prince2, PMQ and / or APM membership.
Previous experience in a facilities management Project management environment working on lifecycle projects is preferred.
Previous experience creating an asset management plan and / or a lifecycle plan to improve the overall maintenance provision.
Previous experience in Hard FM is desirable, working either on the client side or FM providers side.
Previous experience with CAFM (Computer-Aided-Facilities-Management) systems is desirable.
I.T. literate on Office365 and Google Workspace
Ability to embed new culture, ways of working and routines through business improvement projects.
Demonstrates experience in collaborating across teams including
stakeholder management at peer and senior levels.
