We are currently looking to recruit a Lettings Negotiator for our Lettings Office based in our Bamber Bridge Branch. The successful candidate will report to our Lettings Manager and be responsible for managing the day-to-day administration for our lettings department, which will include:-
- Ensuring each property is compliant before a new tenant moves in
- Preparing “move in” packs for new tenants.
- Moving tenants in and out of properties.
- Booking in inventories for landlords in accordance with new tenants and who are leaving.
- Being the first point of contact for maintenance queries and tenants
- Booking in maintenance visits.
- Management of the keys for all properties.
- Renewal and distribution of tenancy agreements.
- Conducting property inspections.
- Management and co-ordination of gas and electrical (EICR) certificates.
- Completing deposit returns (DPS) once tenant has left property.
- Chasing arrears for rent that has not been paid.
- Ensuring tenants receive 24 hours’ notice before inspection/maintenance visits.
- Undertaking any reasonable duties that may be requested from time to time for the effective operation of the lettings department.
Although the ideal candidate will have experience of working in lettings, this is not essential. The candidate must also be confident, highly organised, proactive and able to work on their own initiative and under pressure.
Candidates must have their own car and be able to use this for work, as the role may involve conducting move ins, check outs and routine inspections as and when required. Excellent knowledge of Microsoft Office package, particularly Excel is also a must.
