Are you passionate about making a real difference in property maintenance ? We’re looking for a proactive and skilled Building Surveyor to join our evolving Property Maintenance team at Gentoo. This is an opportunity to play a key role in shaping the future of our Property Maintenance service. As we enhance how we diagnose and specify major repairs, your expertise will help us deliver faster, smarter solutions—making a meaningful impact for our customers and communities.
As a Property Maintenance Building Surveyor you will be based on our Doxford Park, Sunderland head office, where you will provide technical expertise in surveying, planning, and design for our Property Maintenance service. Your responsibilities will include managing major repair works, damp and mould surveys, and specialist projects. You'll produce essential documents to ensure successful project delivery by external contractors or internal teams. We're looking for someone who thrives on challenges and values diversity and inclusion.
You'll also manage and develop a team of Maintenance Surveyors, conduct building pathology inspections, and provide solutions for any issues. Strong technical knowledge, problem-solving skills, and effective communication with stakeholders are key to this role.
Key Responsibilities:
Lead and represent projects, ensuring compliance with all statutory obligations.
Develop detailed pre-contract requirements and collaborate with the Procurement Team.
Conduct defect diagnostic surveys and develop specifications for remedial works.
Work collaboratively with Property teams to deliver a customer-focused service.
Manage and develop a team of Property Maintenance Surveyors.
Ensure Maintenance Managers have all necessary information for project delivery.
Respond promptly to Principal Contractor requests.
Contribute to designs, specifications, and contract documents for various projects.
Support the development of comprehensive specifications in line with Gentoo Standards.
Assist with financial planning and budget optimization.
Provide technical advice on Building Surveying to colleagues.
Maintain accurate asset information.
Raise, monitor, and process purchase orders as needed.
Ensure repair work specifications are accurate and effective.
Provide technical information for housing disrepair claims and act as an expert witness if necessary.
What We Are Looking For:
A full UK drivers’ licence
A degree in Building Surveying or a related field, or equivalent.
Demonstrable knowledge of CDM requirements, construction, and repairs for domestic dwellings.
Demonstrable understanding of building construction, standards, compliance obligations, and planning regulations.
Familiarity with the roles of Client Representative, Principal Designer, and Principal Contractor under CDM 2015 is essential.
Knowledge of the Building Safety Act.
A strong commitment to customer service and proficiency in using building surveying equipment and interpreting data are also required.
Experience in developing and implementing housing investment and compliance programs, working on housing investment projects, and acting as a client contract administrator.
Skilled in preparing building control and planning applications, managing relationships with customers and stakeholders, and ensuring value for money.
Experience in quality assurance of ongoing and completed works, operating at a similar level within a diverse organization, and managing workload to meet objectives and targets.
Strong understanding of legislative guidance, building standards, and planning regulations. Effective communication skills, including report writing and presentation delivery, and be able to interpret and present complex data.
Proficiency in IT, particularly with SharePoint, One Drive, Teams, Office 365, and Asset Management Systems, is essential.
Strong interpersonal skills, the ability to work constructively within a team, and support ongoing professional development of team members.
Knowledge of Forms of Contract and Contract Administration, commercial understanding of value for money in construction, and skills in variation control and negotiation with contractors are also important.
Ability to develop strong working relationships with the Gentoo Property team and other departments.
