Property Coordinator – HMO Portfolio (Watford, Hemel Hempstead, Aylesbury, Hatfield, Luton)
Position Overview
Join our dynamic property management team as a Property Coordinator, overseeing 30+ HMO (House in Multiple Occupation) homes across Watford, Hemel Hempstead, Aylesbury, Hatfield, and Luton.
In this pivotal role you will ensure the seamless operation, maintenance, and administration of our portfolio of boutique shared houses. You will coordinate all aspects of property upkeep and tenant support – from routine inspections and light maintenance to tenant check-ins. We’re looking for a positive, solutions-focused professional who demonstrates integrity, consistency, and a true “can-do” spirit. You will play a central role in creating safe, well-maintained homes that comply with regulations and delight our tenants- ultimately you will be responsible on the ground for looking after our valued tenants and their homes!
In the UK, HMOs have strict legal requirements and fire safety is of vital importance.
Our properties must meet safety and habitability standards, so you will help ensure each house remains fully compliant. You will also enforce our high standards of cleanliness and readiness; industry best practices note that properties should be “clean and well-maintained” before showing the rooms to tenants. To achieve this, you will carry out check-ins and check-outs using our mobile inventory app, thoroughly documenting each property’s condition. These digital reports capture every fixture and flag any issues or hazards, helping us protect tenant well-being and regulatory compliance.
Key Responsibilities
- Property Standards: Maintain each HMO as a safe, clean, and welcoming homes
- Regularly inspect properties and fire safety systems and common areas to ensure proper function and compliance
- Oversee cleaning so that every home is inviting for current and future tenants.
- Check-Ins/Check-Outs: Conduct thorough digital inspections at move-in and move-out using our inventory app.
- Create reports on each unit’s condition, noting fixtures, furnishings, and cleanliness. These reports help identify any damage or safety hazards (e.g. electrical issues or maintenance needs), ensuring we meet all HMO safety and habitability standards.
- Meter Readings & Utilities: Take routine meter readings at each visit to ensure accurate utility records. Monitor gas, water, and electricity usage and report any irregularities or needed servicing, supporting efficient property management.
- Light Maintenance: Perform minor repair and upkeep tasks to keep homes in top condition. This includes basic fixes like painting touch-ups, replacing light bulbs and fixtures, re-caulking, clearing drains, and other light maintenance duties- training given
- Tenant Viewings: Carry out property viewings for prospective tenants, showcasing each home’s features. Present each house in an inviting, neutral condition – industry experts emphasise the importance of having a property “clean and well-maintained” for viewings- You’ll highlight the home’s positives and answer questions, helping prospective tenants envision themselves living there.
- Team Collaboration: Work closely with the broader team to solve problems and improve processes. As a key point of contact for tenants, you’ll address concerns promptly and communicate clearly, always focusing on solutions and positive outcomes.
Ideal Candidate
- Driver’s License & Travel: You have a valid UK driver’s license and are comfortable traveling regularly between properties in Watford, Hemel Hempstead, Aylesbury, Hatfield, and Luton.

Working Hours and Benefits
This role offers a flexible schedule to suit your life. Some workdays will extend until 6:00 PM (with a later start time on those days), while other days will have more traditional hours. Your weekly schedule will be agreed in advance to provide a healthy work-life balance.
