Job Specification: Lettings Negotiator

Location: Jigsaw, Selby

Working Hours: Monday to Friday, 9:00 AM – 5:00 PM

Saturdays on a rota basis (approximately 1 in 5-6 Saturdays, 9:00 AM – 1:00 PM)

Position: Full-Time

Salary: Competitive, based on experience

Job Overview:

As a Negotiator, primarily focused on lettings with involvement in sales, you will play a key role in the day-to-day operations of the branch. Your responsibilities will include managing the booking of viewings, pre-vetting applicants, coordinating inspections, and marketing. You will work closely with both landlords and tenants to ensure a smooth and efficient lettings process. Based in the Selby office, you will also contribute to driving negotiations across both lettings and sales.

Key Responsibilities:

- Negotiations & Client Management:

Actively negotiate with landlords, tenants, vendors, and buyers to secure the best possible deals for both parties.

Advise landlords and vendors on market conditions and property improvements to maximise rental yields and sale value.

- Communication:

Maintain effective communication with tenants, landlords, vendors, and buyers throughout the lettings and sales process.

Ensure a high level of customer service and professionalism is maintained at all times.

- Teamwork:

Collaborate with other team members, contributing to the smooth running of the business.

Assist with other ad-hoc tasks as required by the team or management.

Skills and Qualifications:

- Experience:

Previous experience in estate agency or property lettings is preferred but not essential. Training will be provided.

- Communication:

Excellent verbal and written communication skills. Able to build rapport quickly with clients and colleagues.

- Organisation:

Strong organisational skills, with the ability to manage multiple tasks simultaneously.

- IT Skills:

Comfortable using office software and estate agency management software (training provided).

- Driving Licence:

A full, clean driving licence is essential should you be required to travel to appointments and viewings.

- Customer Focus:

Ability to work with clients in a friendly and professional manner, ensuring satisfaction at all stages of the process.

- Personal Attributes:

Professional appearance and attitude.

Motivated and goal-oriented, with a proactive approach to work.

Ability to work independently and as part of a team.

Strong negotiation skills and an ability to find solutions.

Ability to manage time effectively and meet deadlines.
