KEY RESPONSBILITIES:
The Caretaker will directly undertake internal and external upkeep and maintenance routines.
Must have a full UK driving license.
reporting to the Maintenance Manager or Development Manager. They should utilise the equipment, materials and other resources made available to them, work in collaboration with team members and contractors to ensure the highest quality of service is provided, commensurate with the requirements of any management contract, lease/s, service level agreement or otherwise.
Key Responsibilities:
Maintenance and Upkeep:
To undertake and support the ongoing maintenance management routines of the development, aiming to ensure maintenance, upkeep and risk management tasks are completed in an efficient and timely manner.
This will include but is not limited to: -
Daily waste management - shuffling general and recycling waste bins between bin stores and collection points
External estate ground maintenance - litter picking, jet washing , deep cleaning etc.
Overall upkeeping of the development
Maintenance works inside and outside of the blocks
Carrying out regular preventative maintenance tasks (training will be provided)
Risk Management: Supporting the developments risk management routines, utilising PODs systems and processes to ensure compliance. This will include but is not limited to: -
Liaising with the onsite management team, client relationship / support team, contractors and customers to facilitate risk assessments and routine risk management tasks.
Completing risk actions, equipment testing (in and outside of the apartments where applicable) and recording the same. This is not limited to but would include fire alarm testing,
tap / shower flushing, smoke ventilation testing, water testing, plant room inspections and sprinkler tests.
Maintaining a detailed audit trial of all actions and certification within the POD system.

Pay: Up to £20,000.00 per year
