About the role

We are looking for a 'Building Surveyor Desrepair' on a 24 Months Fixed Term basis to join our Property Service & Delivery team.

The purpose of this role is to provide core building surveying services to occupied and unoccupied domestic properties. This will be defect diagnosis and specification of remedial works, issuing of schedules of works and to co-ordinate the repair works with contractors. Production of full building surveys using iPAD based software.


Responsibilities

  • Property Surveys (building/damp and mould/building defects/Disrepair)

To arrange and undertake property surveys (both invasive and non-invasive) to correctly diagnose defects, establish repairs required and prepare schedules of works to ensure correct remediation and prevention of future liability and issue to contractor.

  • Repairs Management

To manage the appointed contractor(s) to ensure completion in a satisfactory and timely manner. Completing pre-start meetings, WiP and post inspection to all properties. Attending site meetings, contractor meetings and communicating with customers and internal/external stakeholders. Recording all works and communications within Onwards case management system including the production of reports both written and photographic using iPAD based software.

  • Property Inspection Reports – (Full Building Surveys)

Support the business by completing property inspection reports resulting in the issue of schedules of work to the Repairs Contractor using iPAD based software. Provide WiP reports on Complex Repair Cases at regular intervals, 100% post inspection of properties following works, liaising with customers and internal/external stakeholders. Recording all works and communications within Onwards case management system.

  • Section 11/Disrepair

Act as Onward's Expert Surveyor and attend Joint Surveys with opposing Solicitors' Surveyor when needed and complete Scott Schedules when required.

  • Partnership Working

Support the wider business where needed in regard to contract/contractor management and building surveys. Liaise closely with the Onward Legal Department and external Solicitors where appropriate with regards to disrepair cases. Liaising with external specialists i.e Structural Engineers, Pest Control companies, local authority etc.


Skills, knowledge, experience and potential

Essential:

  • Demonstrate a detailed knowledge of building construction techniques across a wide range of property types and ages.

  • Demonstrate a detailed knowledge of best practice survey techniques and the reporting and documenting of survey results.

  • A broad understanding of damp to buildings including causation, diagnosis, remediation and long term management.

  • Ability to carry out a range of damp tests utilising tools, appropriate survey equipment and be able to analyse and present the results to a broad audience.

  • Experience managing relationships with internal and external stakeholders.

  • IT skills i.e Microsoft Office, Teams, Housing Management Software

  • Used to remote working and the use of mobile survey tools.

  • A willingness to investigate with professional curiosity and demonstrate ongoing learning.

  • Willing and able to travel using own vehicle across all areas covered by Onward.

  • Excellent communication skills


Desirable:

  • HHSRS Practitioner

  • Experience of acting as an Expert Witness Surveyor under the Housing Disrepair

  • Used to reading and creating Scott Schedules.

  • Understanding of drafting and reviewing tender documents/contracts.

Qualifications:

Essential:

  • Building related Degree or equivalent qualification/ building related specialism.

Desirable:

  • Professional qualification in a property MCIOB, MRICS, MICE etc. or equivalent qualification/ experience.
  • Project Management qualification or equivalent qualification.
