We are seeking a Maintenance Engineer to join our South-East operation.
Role Summary
The role will report into the Property Services Contracts Manager and have overall responsibility for all property services, maintenance and small works delivered by the business in the South-East. We are looking for an Multi Trader ideally with experience of Fire Stopping to work on projects with responsibility for day to day progress, whilst reporting directly to the Contracts Manager who will oversee your projects and support in providing appropriate resources and materials as and when required.
Our clients that you will deal with on a day to day basis include Block Management Companies, Commercial Entities, and Property Letting Agents.

The Candidate
You are a confident tradesman with many years of experience in property maintenance and small construction projects, and comfortable taking the day-to-day decisions and actions that determine a project's success.
Your detailed knowledge of maintenance techniques will enable you to complete a wide variety of maintenance and small construction works, including fire stopping with guidance.
We are looking for a multitrader to work on projects with responsibility for day to day progress, whilst reporting directly to the Contracts Manager who will oversee your projects and support in providing appropriate resources and materials as and when required.
You could be a Multi Skilled Technician, confident in all aspects of on-site construction, able to work accurately and safely to plans. You will take real pride in the quality of your work, still maintain the energy and enthusiasm to work at a fast pace to ensure works are completed on time, to the required standards. You will have experience of working on refurbishment / new build / restoration projects within the building/ construction industry, the most important attributes are your all-round building skills. An ideal candidate would be confident with fire stopping and general maintenance.

Tasks and Responsibilities
Primary Tasks:
- Perform routine and emergency repairs in residential and commercial properties.
- Address minor plumbing, electrical, and carpentry tasks.
- Conduct painting, decorating, and plastering as needed.
- Handle flooring repairs and installations (e.g., tiling, carpet laying).
- Fix doors, windows, and locks, ensuring security compliance.
Facilities Management Support:
- Assist with upkeep of communal areas, HVAC systems, and basic groundskeeping.
- Conduct preventative maintenance checks and report issues.
- Install and maintain fixtures and fittings (e.g., shelving, brackets).
Fire Stopping (Key Focus Area):
- Install fire-rated partitions, doors, and sealing systems.
- Apply fire-resistant coatings to surfaces as required.
- Carry out passive fire protection works such as sealing penetrations (e.g., pipework, cables).
- Conduct fire door inspections, repairs, and upgrades to meet regulations.
- Ensure compliance with fire safety standards, documenting all completed work.
- Perform fire compartmentation inspections and repairs.
Customer Interaction and Reporting:
- Communicate effectively with clients, tenants, and facility managers.
- Document completed tasks and any issues identified.
- Provide feedback on potential long-term maintenance needs.
Essential Skills:
- Strong understanding of building maintenance principles.
- Experience with fire stopping techniques and materials (e.g., intumescent sealants, fire barriers).
- Proficiency in multiple trades: carpentry, plastering, plumbing, and minor electrical work.
- Familiarity with building safety regulations, especially fire safety codes.
Problem Solving and Decision Making:
- Ability to diagnose issues and determine effective repair solutions.
- Adaptability to manage a diverse range of maintenance tasks efficiently.
Communication and Teamwork:
- Clear verbal and written communication skills for interacting with clients and team members.
- Ability to work independently or as part of a team.
Attention to Detail:
- Precision in carrying out fire-stopping tasks to meet compliance standards.
- Thoroughness in inspecting, identifying, and addressing maintenance issues.
Health and Safety Awareness:
- Knowledge of health and safety protocols for maintenance tasks.
- Familiarity with PPE and safe working practices in fire-stopping environments.
Preferred Experience and Qualifications:
- Previous experience in a multi-trade role within property maintenance or facilities management.
- Fire-stopping certification or significant experience with passive fire protection works.
- CSCS card or equivalent (desired but not essential).
- NVQ or equivalent qualification in a relevant trade (e.g., carpentry, plastering, plumbing).
- Valid driver's license for site visits and client locations.
This comprehensive skill set ensures the multi-trader can handle a variety of property maintenance tasks while meeting the specialized needs of fire safety compliance that are central to Orange Property's services.

- Proven experience as a Multi-Trader.

- Good physical condition and strength with a willingness to work overtime.
- You must live within a maximum 60 minute commute from central Brighton.
