Hours: 8:30–5 or 9–5:30 (Friday finish at 4:30)

Languard is a fast-growing property company with strong foundations. Our origins lie in property development, an area in which we remain very active today. Over the past 30+ years, we have built a significant owned portfolio of residential and commercial assets which continues to grow.
Our block management division has expanded rapidly in recent years. We currently manage over 600 residential units across Wandsworth and neighbouring boroughs. Our portfolio ranges from small blocks of 2 units to medium-sized schemes of up to 30 units (all under 18m in height). It includes a mix of owned stock, RMC instructions, developer-led schemes, and investor-held properties. With new sites being onboarded almost weekly, this is a pivotal stage in the company’s growth and an exciting time to join.
Role Overview
The Head of Block Management will be responsible for leading the block management function within the company. This is a senior, hands-on leadership role requiring both operational management and strategic oversight. The successful candidate will manage and develop the block management team, ensure compliance across the portfolio, maintain strong client relationships, and drive the efficiency and growth of the department.
Key Responsibilities
Leadership & Team Management
- Lead, manage, and develop the block management team (currently 2 junior block managers).
- Set clear performance standards and ensure delivery of high levels of client service.
- Provide mentoring, training, and support to junior staff.
Portfolio Management
- Oversee the management of 600+ residential units across small to medium-sized blocks.
- Ensure all properties are safe, well-maintained, and compliant with legal and regulatory requirements.
- Monitor service charge budgets, expenditure, and financial reporting.
- Oversee Section 20 consultation processes and other statutory requirements.
- Manage a portfolio of blocks.
Client & Stakeholder Management
- Act as the primary point of contact for key clients including RMC directors, developers, and investors.
- Build and maintain strong relationships, ensuring effective communication and proactive service delivery.
- Represent the company at client meetings, AGMs, and resident forums where required.
Commercial & Business Development
- Identify and support new business opportunities to grow the block management portfolio.
- Drive operational efficiencies and improvements to increase profitability.
- Oversee the smooth onboarding of new instructions into the portfolio.
Compliance & Best Practice
- Ensure all sites meet relevant legal, health & safety, fire safety, and leasehold compliance obligations.
- Maintain and review policies, procedures, and systems to ensure best practice across the department.
- Keep up to date with relevant legislation, guidance, and industry changes.
Operational Management
- Monitor and report on departmental performance to the Managing Director.
- Develop processes, reporting, and systems to support scalability as the business grows.
- Undertake site visits and inspections as necessary, ensuring issues are dealt with promptly and effectively.
About you:
Essential:
- Strong block management experience with in-depth knowledge of leasehold law, service charge management, Section 20, and compliance requirements.
- Proven experience managing and developing junior team members.
- Excellent organisational and time management skills.
- Strong interpersonal and communication skills with the ability to build and maintain client relationships.
- Commercial awareness with an understanding of business development and portfolio growth.
- Hands-on and proactive approach, with the ability to manage multiple priorities in a fast-paced environment.
Desirable:
- IRPM or other relevant professional qualifications.
- Experience working in a fast-growing or entrepreneurial business.
- Knowledge of health & safety, fire safety, and building compliance in residential property.
